How is a pre-listing appraisal different from a real estate agent’s market analysis?
Both may be useful, but they serve different roles. An appraisal is an independent valuation assignment completed under professional appraisal standards for defined intended users and an intended use. A broker or agent’s analysis is generally prepared to support marketing and brokerage services.
Can a buyer use this appraisal for a mortgage loan?
Usually not. For most mortgage transactions, the lender or its authorized agent must order the appraisal and control the appraisal process. A buyer may use a private appraisal for personal due diligence, but should ask the lender what it will accept before ordering.
Will the appraised value be the final sale price?
Not necessarily. An appraisal is an opinion of value as of a specific date based on the defined scope and available evidence. The eventual contract price may reflect negotiations, financing, concessions, motivation, and market changes after that date.
